Martin Rekor, managing partner of Lumi Capital, gave a presentation at the Baltic Real Estate Investment Forum 2018 held at the Radisson Blue Hotel in Vilnius.

The presentation covered the changing attitudes of towards ownership. The possession of an asset or product has historically been associated by something of extra value. However, this has started to change quickly and people now often associate extra value in being able to consume services rather than own things. A trend pioneered by the music industry, is now surely making its way in the world of physical assets (cars, real estate).

Lumi Capital is a pioneer in the Baltic States in managing and developing residential apartment buildings for long-term rent. The company manages an apartment complex with 1,215 completed apartments for rent and is in the process of developing another project with 127 apartments in Tallinn.

In the residential for rent sector we advise to avoid investing in apartment buildings that were originally developed for sales purposes, but develop each building specifically for rent in mind. That means designing apartment layouts good for rental (typically smaller, different mix in terms of rooms), using durable finishing materials and designing technical systems that facilitate the daily business of renting.
