Lumi Kodud Manufaktuuri rental houses are the first apartment buildings in Estonia to be recognized with an international BREEAM certificate. Rental houses owned by LHV pension funds and managed by Lumi Capital received an In-Use rating level of "Very Good", which confirms high sustainability and environmental friendliness of the buildings.

BREEAM is a globally recognized building assessment framework used to evaluate the ecological footprint of both new and existing buildings. The evaluation criteria are broad-based, taking into account the sustainability of the building at different levels as well as providing feedback on the building's energy efficiency, environmental- and user-friendliness.

The assessment and certification of the Lumi Kodud buildings was performed by an authorized appraiser Tepsli OÜ.

"When building and managing Lumi Kodud, we have favored environmentally friendly solutions as well as emphasized the comfort, practicality and sustainability of the rental houses," says Reeli Simson, Business Manager of Lumi Kodud. "Hence, this is not just about the constructional side, but also about the living environment as a whole and the well-being of the people within it," adds Simson. This aspect is represented in the assessment of BREEAM as well, as in addition to the energy and resource consumption of the building, the user-friendliness and the principles of building management are analyzed.

"We share the same green values as our clients and try our best to support and enable their implementation. For example, we see that bicycle and scooter parking spaces are becoming an elementary part of a residence and it is our duty to ensure a convenient and safe storage space for them. Fewer cars is better for everyone," believes Simson.

The same sustainable line will be followed in the soon-to-be-completed Lumi Kodud Aiandi rental houses, where a community garden will be built and where all residents will have the opportunity to grow produce and spend time together. "An environmentally conscious and responsible lifestyle starts at home and that is why it is important to support it," Simson says.

Lumi Kodud rental houses is an investment strategy implemented by LHV pension funds and Lumi Capital. Manufaktuuri buildings were launched in May 2019 and have a total of 127 one-, two- and three-room apartments. Aiandi rental houses in Mustamäe will be completed in the beginning of 2022 and will offer housing to 164 households.
