The 479-apartment residential portfolio, acquired in 2021 in partnership with Vienna Insurance Group and BTA, has achieved a significant milestone. The portfolio with four properties in three countries, has been fully completed and commissioned. This was done ahead of schedule and within budget, despite the volatility caused by war and Covid, a remarkable achievement by the development partner YIT Group from Finland. As the development is completed, YIT has exited the joint venture by selling its shares to Vienna Insurance Group. 
With the completion of this portfolio, Lumi Capital is operating a total of 2000 operational residential apartments, with on the ground leasing, management and development presence in all Baltic capitals: Tallinn, Riga and Vilnius.
The portfolio is 70% leased with apartments still available for rent in Terbatas that was completed in early September. The furnished show apartment for the grand opening was a collaborative effort with Jysk.
The portfolio has been developed with high ESG goals and is in the process of BREEAM certification that will finalise in 2023/2024 with the goal to achieve BREEAM Very Good or Excellent levels. Lumi Capital places a high priority on maintaining a portfolio comprised of environmentally sustainable properties in terms of building characteristics, design, construction, and usage.
The apartments are all managed and rented by Lumi Capital using the Lumi homes brand: www.lumimajas.lv, www.lumikodud.ee and www.luminamai.lt in respective country web sites. Lumi Capital's portfolio of rental apartments is the largest private investment portfolio in the Baltics.
