Lumi Capital has achieved an important milestone: all of the company’s managed rental buildings in Estonia, Latvia, and Lithuania – a total of seventeen properties with nearly 2,000 apartments – have been awarded the internationally recognized BREEAM In-Use environmental certification.
BREEAM In-Use is one of the world’s leading standards for assessing the sustainability of existing buildings. The evaluation is divided into eight categories, covering energy efficiency, indoor climate, accessibility, transport connections, building durability, and the implementation of green solutions. Based on the overall score, results are divided into six levels, ranging from Pass to Outstanding. A score above 70% corresponds to the Excellent level.
Several of Lumi Capital’s rental buildings in Estonia have reached the Excellent level. In 2021, the rental buildings in the Manufaktuuri quarter in Northern Tallinn became the first apartment buildings in Estonia to be awarded the BREEAM certificate. Over four years, their rating was raised from Very Good to Excellent. Key upgrades included water-saving measures, expanded bicycle parking, the installation of solar panels and electrical car charging points, and the introduction of continuous energy monitoring systems.
The Päevalille and Aiandi rental buildings have also reached the Excellent level, where improvements were made in energy efficiency through resource optimization measures, new electrical car charging stations, and better conditions for sustainable mobility. Solar panel installation at the Aiandi properties is planned for completion by 2026.
Meanwhile, the Raadiku municipal rental buildings in the Lasnamäe district received a Very Good rating, thanks in part to adjustable indoor climate systems and spacious green and recreational areas for residents.
In Lithuania, a focus has also been placed on healthy lifestyles and sustainable living environments. In Vilnius’ New Skansen quarter, A+ energy-class rental buildings were completed in 2022 and awarded a Very Good rating in 2024. These buildings feature diverse recreational and fitness opportunities, including courtyards, playgrounds, health trails, and exercise areas. In the summer of 2025, the Stirnu and Terbatas rental buildings in Riga were also certified with a Very Good rating.
As a result, all Lumi Capital rental buildings across Estonia, Latvia, and Lithuania have now been awarded with BREEAM In-Use green label.
